A: That is a discussion for you to have with your commercial REALTOR®. There are no fixed or set commissions in any aspect of the real estate industry.

Q: Where can I search for commercial property online?

A: If you only want to browse the market have a look at ICX.ca. However, it is important to be aware that not all commercial real estate is displayed in one location. That is why you need to contact a CREB® Commercial member. Our members know where to look to find you the right property. There are numerous avenues used to market commercial property and a CREB® Commercial real estate professional will be able to guide you.

Q: What questions should I ask when choosing a commercial REALTOR®?

A: Here are a few questions to ask your commercial real estate practitioner.

  • Are you a CREB® Commercial member?
  • Do you have specific experience in the commercial area I am involved with (industrial, multifamily, office, retail, business brokerage etc.)?
  • Can you provide examples of successful transactions in the above specialty area?
  • What resources will you use to look for or market a property?
  • Do you have a network of commercial experts that you frequently keep in contact with and exchange listing information?

Before you start your search make sure you ask yourself a few questions:

  • What type of property do I need? Keep in mind location, size, special requirements (loading door etc.).
  • Have I explored all of the details I need to proceed such as franchise agreement requirements, a business plan, financing etc? If you need help with these items make sure you tell your CREB® Commercial REALTOR® at your first meeting so they can help you navigate the process.
  • Prioritize your requirements. If a decision requires you to sacrifice on some elements in order to get the price, location or space you want, are you willing and able to make those decisions?
